We can only say "Yes and amen!" You wouldn't believe some of the things we've seen on new half-million dollar homes over the last couple of months. During final inspections on brand new homes we have found things like:
- cut floor joists
- no flashing around a chimney
- dozens of unsealed toe-board holes on a roof
- a house with no foundation anchors
- multiple active gas leaks
- improperly plumbed water heaters
- improperly wired outlets
... and that is just scratching the surface. These homes were built by reputable builders in the Atlanta area who had a hard time finding supervisors to keep on the subcontractors.
Some people think that they don't need an inspection on a new home because the municipal inspectors should catch anything wrong. Here's why that is terrible thinking: A municipal inspector may do 20 inspections in a day and be at any given house for 15-20 minutes. A good home inspector will do no more than 2 inspections in a day and be at a house for at least 3 hours. Who is more likely to find a problem?
