Recent technological advances have transformed virtually every industry including home inspections. A couple of decades ago an inspector was likely to carry a clipboard, a flashlight, and a screwdriver. Now most inspectors carry thousands of dollars of advanced equipment that can measure everything from radon levels to carbon monoxide. One piece of technology that is quickly becoming standard in the inspection is thermal imaging. Long used by the military and firefighters, infrared thermal cameras are becoming more affordable and many inspectors are beginning to use them to get a better look at a property. For instance, the two photos below are of the same location near the back door of a house. The image on the left looks completely normal. The thermal image on the right revealed a leak that was present inside the wall cavity. This makes is obvious why you would want to hire a home inspector that employs a thermal image camera!
